Wolfes Landing Information
Wolfes Landing accommodation rates are priced to allow for larger family groups to stay without incurring unreasonable cost. Naturally there is higher demand during the West Australian school holidays, public holiday long weekends and the Christmas-New Year holiday period. The Christmas break through the New Year is classed as " Peak Plus"(23 Dec - 2 Jan) and school holidays and some long weekends as "Peak". Low demand times between the school holidays are classed as "Off Peak". When making your enquiry please be aware that a Peak Plus, Peak or Off Peak tariff will apply to the term of your Wolfes Landing stay. When quoting on your holiday we will advise you of your Peak Rating.
Please Note: Wolfes Landing is not your average farm stay chalet. Your holiday home will be a unique and picturesque, 2 storey house on 30 acres of beautiful native forest with the Nenamup Inlet right at your front door. You will also enjoy a level of privacy , peace, & tranquility that has become a trademark experience unique to Wolfes Landing.

Peak Plus:

$250.00 per night for the first two persons.
$45.00 per night for each additional person.
Children in cots free of charge (2 cots provided but bring your own cot linen and bedding).


Peak:
WA school holidays
$200.00 per night, minimum 2 persons.
Additional Persons: $35.00
Children in cots free of charge (2 cots provided but bring your own cot linen and bedding).

On gazetted holiday long weekends a minimum 3 night stay may apply. Please check.

Off Peak: All other times except some long weekends
$150.00 per night for two persons, minimum 2 persons.
.Additional Persons: $25.00
Children in cots free of charge (2 cots provided but bring your own cot linen, mattress protector and bedding).
On gazetted holiday long weekends a minimum 3 night stay may apply.

Maximum Accommodation: 8 Persons.
Comprised of Master bedroom 1: queen size double bed (sleeps 2)
Bedroom 2: Two matching single beds (sleeps 2) can be joined together to make a double.
Bedroom 3: Two matching single beds (sleeps 2) can be joined together to make a double.
Sunroom: Large sofa bed (sleeps another 2 persons)
Two infant cot beds (one fixed and the bother folding) and highchair are provided to cater for infants.
Two additional fold out beds are available for emergency accommodation.

Bed Linen & Line Hire
All beds are supplied with blankets, pillows, mattress protectors and doonas. If you are bringing your own linen you will need double or single sheets as required, pillow cases, bath towels, a bath mat and tea towels for the kitchen. We can arrange linen hire for you if you wish. Because of the country location it is difficult and expensive to arrange for cleaning staff to attend the property to make up beds with fresh linen prior to guests arriving. Therefore we prefer you to collect your linen at the same time you collect the property keys from the Youngs Siding General Store and make up your own beds. If you prefer we will collect the linen and make up your beds for you but at an additional cost (please enquire) and providing the staff are available at the time. If staff are not available we will advise that you will be required to collect your linen yourself on arrival and make up you own beds. Check the details in the paragraph above regarding bedding arrangements to ensure you require linen, your order is correct.


Deposit
A deposit of 50% of the tariff is required to confirm your reservation. The balance of your tariff is payable one month prior to the first day of your stay.


Rental Agreement
You will required to complete and sign a tenancy agreement prior to starting your Wolfes Landing holiday. This is a requirement of the Retail Tenancy Act of WA and will protect the rights of both the tenant and property owner. It is also a mandatory to maintain a register of occupants each night for legal and Occupational Safety and Health reasons. Your rental agreement must be completed and returned by email not less than 2 weeks prior to the start of your holiday.

Payments
You can make your reservation and payment online directly to the Stayz group using your credit card or by electronic funds transfer into our own account (preferred). When you make a online payment into our bank you should send a confirmation email to us at Wolfes Landing at wolfeslanding@gmail.com so that your reservation can be logged and a receipt sent promptly. You need to request the online credit card payment option from us and we will forward the details. If paying directly into our bank, delays of up to 3 - 4 days can occur with on-line transactions over a weekend. It is important to notify our accounts manager that you have made the funds transfer. If you choose not to use either of these facilities, other mutually suitable arrangements can be made by emailing us at the same address.

Pet Friendly
We are pet friendly at Wolfes Landing. Pets are welcome on holidays at Wolfes Landing. However, although we cannot control it we do not encourage pets inside the house. Guests should be aware that the cost any additional cleaning or repairs caused by pets in or outside the house (especially pet droppings in the yard) will be deducted from your Security Bond. To date this arrangement has worked very well and all tenants and their pets have had a great time at Wolfes. Pet kennels are provided at Wolfes but you must bring your own pet bedding. There is a safe and secure pet enclosure in front of the shed near the house. It is ideal to restrain your pet while you leave the property on your holiday excursions. Be sure to leave plenty of water for your pet while you are away.

Disposing Of Dog Droppings
There is a below ground container with a lid and handle for disposing of dog droppings located near the green wheelie bin. Simply pick them up from the lawn with the dust pan and place in the "doggy dumper" (bucket with no bottom) and replace the lid. The worms and beetles will do the rest and turn it into environmetally friendly compost.

LPG for Cooking and Hot Water
The house has a gas fired kitchen stove and solar hot water system with a LPG booster. They are supplied from cylinders located on the side of the house. Please ensure that children do not interfere with the valves and switches on the unit. If a plumber is required to attend and he finds that someone has interfered with the hot water plumbing or switches the cost may be debited from your bond. If you run out of gas you can switch to the standby bottle. A pointed valve hande points to the cylinder in service. Simply turn it towards the other bottle, close the valve on cylinder that has just become empty and open the one on the standby bottle. Please leave a note for our cleaner if you have changed the LPG cylinders over so we can order a new one.

BBQ
The BBQ on the verandah operates on LPG. We ensure that a full gas cylinder is kept as a spare. If a bottle runs out during your stay simply change to the full one using the spanner that is kept in a kitchen drawer. Please leave a note for our cleaner if you have changed the LPG cylinders on the BBQ over so we can have it refilled.

The Wood Fire and Chopping Wood
Please ensure your children do not attempt to use the wood heater or to chop wood for safety reasons. A small quantity of kerosene and a box of matches is provided for lighting the fire and must be kept on the top kitchen pantry shelf at all times OUT OF REACH OF CHILDREN. When using the wood heater keep your wood sizes small and ensure that there is plenty of combustion air so the fire burns brightly. The regulating lever on the side of the hreater should be in the downwards position to achieve this. Do not load of the heater with wood and reduce the air supply to attempt to slow burn the heater overnight. You will just choke it up with soot and blacken the glass. It is also bad for the environment. In the interests of safety, do not leave the wood fire burning for extended intervals if you are leaving the property.

Water Use
We are totally reliant on rain water collecting in our tank during winter at Wolfes Landing. Please assist us by keeping your showers brief and laundry use to a minimum. Also supervise children closely when using the bathroom and do not use the bathtub as it is out of order and due for renovation soon. The rainwater pump is located near the tank and there is an isolating switch on the back verandah near the bathroom. The gas hot water system is on the wall at the house near the bathroom. Please ensure that your children do not interfere with any of this equipment or the the rainwater pump next to the tank. If you do not have any water, or you have water but it is not hot please check that the switches, valves and electrical plugs on the hot water system or the rainwater pump isolation switch on the back verandah have not been turned off. also check the connections to the rainwater pressure pump under the green plastic cover near the tank has not been disconnected. If you cannot find anything amiss ring 0415 618 326 for advice. Past experience has shown that mischeivious children have been the cause of the very few instances where problems have occurred.

Elecricity Use
We have installed high quality halogen track lighting throughout the house for you comfort and convenience. Please assist us to contain our ever spiralling electricity costs by turning off lights that are not in use. It also reduces your greenhouse gas emmissioins.

Late Arrival
You need to collect the keys to the property from the Youngs Siding General Store. They are open 7am - 6pm every day except Saturdays when they are open until 7pm. If you are running late you must phone them about your late arrival and they will leave the property keys in a secure place. If you don't you will be locked out. Their phone number is 9845 2010.

Vacating The Property (very important)
When vacating the property, please close all windows, turn off all lights, appliances and water taps and then lock all doors before leaving. Also remember to lock the front gate and return our keys to the Youngs Siding Store.
